Description
This NMA HCV Rent Calculation certification course has been fully updated for HOTMA sections 102 and 104, including how income, assets, and adjusted income are calculated, as well as how annual and interim recertifications are conducted, and more answers to your HOTMA questions.
Upon completion of this course, you should be able to explain and apply HUD regulations and guidance to calculate the family share and housing assistance payment (HAP) for a family in the housing choice voucher (HCV) program.

Learning Objectives:
- Read and interpret form HUD-50058 and its accompanying instructions
- Identify and calculate annual income
- Identify assets and calculate income from assets
- Calculate adjusted income by correctly deducting HUD-defined allowances and expenses from annual income
- Recognize the requirements for verification of income, allowances, and expenses
- Calculate gross rent and maximum rent at annual reexamination and initial occupancy
- Calculate the HAP and family share for an HCV family using the payment standard, utility allowance, and gross rent
- Calculate prorated rent for mixed families
Exam: To attain certification and earn CEUs, you must complete all the required coursework and earn 70% or higher on the final assessment. You will have three attempts to earn a passing score on the exam. If unsuccessful, you must wait 24 hours before making any additional attempts.
IMPORTANT: To obtain certification, learners will have a maximum of 6 months to complete all course requirements and achieve a passing score on the final examination.
